Less is more
Whilst it’s tempting to cram as much as possible into your chosen site, giving your guests room to breathe will maximise the amount of money you make per unit.
Give your guests privacy and let them enjoy their own rural idyll for the time they’re with you. Two units per acre is a good rule of thumb.
Fewer units also means less to manage, fewer units to turn around between guests and less to fill in the first place.
It stands to reason that the more delicious your accommodation the more people will want to come and the more you can charge.
Think about the weather
Choosing accommodation that allows you to stay open all year and in all types of weather means you can maximise your revenue per unit, that way fewer units can generate the same income levels that you would realise with three-season opening.
Think about who you want to attract and consider your own likes and dislikes. For example, if you’re not a fan of small, noisy people don’t design your glampsite to be a children’s utopia. But if you love conservation then it makes sense to set yourself up as an eco-tourist destination and attract like-minded folk.
Make it easy on yourself
Which brings us to perhaps the most important element of your glampsite; when choosing your accommodation, pick something you love. It sounds obvious, but it is remarkably easy to get drawn into the feeling that you must offer the latest word in glamping.
Regardless of how en vogue your accommodation is, if you don’t love it then you won’t understand it’s allure. If you don’t understand its attraction, then how are you going to be passionate about it. The bottom line is that if you’re not excited by your offering, nobody else will be.
